Listing Documents & Florida Disclosures

Before your home goes on the market, you'll sign a listing agreement with Patty and complete the required Florida seller disclosures. In Southwest Florida, you'll also complete a flood disclosure — providing information about the property's flood zone designation, any history of flooding, and current flood insurance in place. Also — if you have security cameras inside your home, you are required by law to disclose this to potential buyers. Make sure Patty is aware of any cameras so this can be handled properly from the start.

Preparing to Move

Once you're past inspections and the transaction is moving toward closing, it's time to get serious about packing. Start with items you don't use daily — seasonal items, extra linens, books, decorative pieces — and work toward the everyday essentials as closing day approaches.

Before closing, the buyer will do a final walkthrough to confirm the property is in the agreed-upon condition and that all negotiated repairs have been completed. Make sure the home is clean, all personal belongings are removed, and nothing has changed materially since the inspection.

Start packing earlier than you think you need to. Moving is always more work than it looks, especially in Florida's heat. Give yourself runway — a relaxed, organized move is far better than a chaotic last-minute scramble the week of closing.

Closing Day

Closing day is when ownership officially transfers to the buyer and you receive your sale proceeds. In Florida, sellers typically sign closing documents in advance or at the title company, and the actual closing can often be completed remotely if you've already relocated.

On closing day, turn your keys over to Patty — she'll coordinate getting them to the buyer and make sure the handover is smooth. Your job at this point is done. Patty handles the rest.

Florida Disclosure Requirements

Florida law requires sellers to disclose all known material defects that could affect the value or desirability of the property. This includes structural issues, roof condition, water intrusion history, HVAC, plumbing, electrical, and more. Flood disclosures are also required. Patty will walk you through every required disclosure form to make sure you're fully protected.

Homestead & Tax Considerations

If your home has been your primary residence and you've had the Homestead Exemption in place, your assessed value may be significantly lower than market value due to Florida's Save Our Homes cap. When you sell, the new buyer's taxes will reset to market value — something buyers factor into their purchase decisions. Understand how this affects your pricing conversation.

HOA & Condo Requirements

If your property is in an HOA or condo association, there are additional disclosure and approval requirements that must be met before closing. Association documents, financials, meeting minutes, and rules must be provided to the buyer within a specific timeframe.
